Agricultural land prices in Ukraine continue to rise despite declining market activity. According to Opendatabot, the average price of one hectare reached UAH 80,542 in August 2026, more than UAH 2,700 above the July level. At the same time, the total area of farmland sold during the month decreased by more than 3,100 hectares to 14,967 hectares.
Prices vary significantly across regions. In August, the most expensive agricultural land was recorded in Lviv region, averaging UAH 260,970 per hectare. It was followed by Ivano-Frankivsk region at UAH 151,777 per hectare and Kyiv region at UAH 133,634 per hectare. As a result, farmland in the most expensive regions costs several times more than the national average.
The lowest prices are mainly found in frontline and southern regions. In Donetsk region, the average price stood at UAH 34,910 per hectare, compared with UAH 35,775 in Kherson and UAH 40,922 in Mykolaiv region. Agricultural land averaged UAH 44,690 per hectare in Odesa region, UAH 46,000 in Chernihiv, UAH 49,524 in Sumy and UAH 50,568 in Dnipropetrovsk region. The gap between the most and least expensive regions is therefore almost 7.5-fold.
The broader market trend nevertheless remains upward. According to KSE Institute, the weighted average nominal price of agricultural land has increased from around UAH 30,000 per hectare when the market opened to UAH 65,800 by mid-2026. Even after adjusting for inflation, farmland prices have increased by approximately 25% over five years. At the same time, the decline in the number and total area of transactions in August indicates that prices are continuing to rise despite weaker market activity.
